Our business model consists of acquiring under performing multi-unit properties, restoring and remodeling these properties and converting the units to beautiful separate TIC Units.

 

We maximize our exit plan with the conversion and create “Affordable Homeownership” in the expensive San Francisco Real Estate Market.

 

Our experience in rent control, construction and the “TIC Conversion Process” gives us the opportunity to acquire properties at a discount and then maximize the resale of these properties. These properties typically sell at higher per s.f.  after dividing them down to smaller separate units.

 

Typically 2-4 Unit properties are a streamline process, not requiring city approval for the conversion process. Two unit properties are also possibly “Condo Convertible” if certain criteria is met.

 

All projects can incur challenges but our experience helps us navigate through them. Our target search parameter are properties under $500 per s.f.. After remodel and TIC conversion can allows sales in the TIC market rate of approximately $1,000 s.f..
